An Application for Partition Pursuant to an Order of the Registrar (Form LRA 30) is an official document used in Kenya to implement a court-ordered partition of land held by tenants in common. This jurisdiction-specific form is prescribed under the Land Registration Act and the Land Registration (General) Regulations, 2017, specifically Rule 46(1). It enables co-owners to execute a partition that has been legally ordered by a court or tribunal, ensuring compliance with judicial directives.

This form is intended for tenants in common, co-owners, heirs, beneficiaries, former spouses, business partners, and their legal representatives who have obtained a court order directing partition of jointly-owned property. Unlike Form LRA 29 which requires all co-owners' consent, this form is used when partition has been judicially ordered, typically following disputes where co-owners could not agree on voluntary partition or when one party sought court intervention to force division of the property.

The application requires the title number, date of instrument, names of all proprietors or tenants in common, and the name of the applicant(s) implementing the court order. The critical section details how the land will be partitioned in accordance with the court order, specifying cadastral plan numbers, new title numbers, approximate area in hectares, and the proprietor allocated to each portion. Applicants must attach the court order along with cadastral maps and cadastral plans showing the partition layout as directed by the court.

All applicant proprietors must execute the form with colored photographs, identification numbers, and PIN numbers, signing before certifying officers who provide Certificates of Verification. Once registered and sealed by the Land Registrar, the court-ordered partition is implemented, creating separate titles as specified in the judicial order within Kenya's land registration system.
