An Application for Partition (Form LRA 29) is an official document used in Kenya to divide land held jointly by multiple registered proprietors into separate individual portions. This jurisdiction-specific form is prescribed under the Land Registration Act and the Land Registration (General) Regulations, 2017, specifically Rule 45(1). It enables co-owners to formally partition jointly-owned property, with each proprietor receiving an individual title for their allocated share.

This form is intended for joint property owners, co-proprietors, family members holding inherited land together, business partners, spouses in co-ownership, trustees, and estate beneficiaries who wish to end joint ownership and obtain separate individual titles. Partition is commonly used when dividing family land among heirs, dissolving business partnerships, separating marital property, or when co-owners wish to independently manage or dispose of their portions.

The application requires the title number of the jointly-owned property, date of instrument, and details of all registered proprietors including names, PIN numbers, identification numbers, and addresses. The critical section specifies the manner of partition, detailing how the land will be divided with cadastral plan numbers, parcel numbers, approximate area in hectares, and the name of the proprietor allocated to each new parcel. Applicants must attach cadastral maps and cadastral plans showing the proposed partition layout.

All proprietors must execute the application with colored photographs, identification numbers, and PIN numbers, signing before certifying officers who authenticate the documents and provide Certificates of Verification confirming voluntary execution. Once registered and sealed by the Land Registrar, the partition creates separate individual titles for each allocated portion, ending joint ownership and enabling independent management within Kenya's land registration system.
