Application for Combination of Land Parcels in Kenya (Form LRA 26)

An Application for Combination (Form LRA 26) is an official document used in Kenya to merge multiple land parcels registered under the same proprietor into a single consolidated title. This jurisdiction-specific form is prescribed under the Land Registration Act and the Land Registration (General) Regulations, 2017, specifically Rule 43(1). It enables property owners to amalgamate adjacent or separate parcels they own into one unified title for easier management and administration.

This form is intended for registered property owners, individual proprietors, corporate entities, developers, investors, estate administrators, and land consolidators who own multiple parcels and wish to combine them into a single title. Combination is particularly useful for simplifying property management, reducing administrative costs, facilitating development projects, obtaining unified financing, preparing land for subdivision, or creating larger contiguous parcels for agricultural, commercial, or residential purposes.

The application requires the title numbers of all parcels to be combined, the date of application, and the name of the registered proprietor(s). A critical requirement is that all parcels must be registered in the name of the same proprietor(s) to qualify for combination. The form must specify the manner of combination, including cadastral plan numbers, parcel numbers, and approximate area in hectares for each parcel. Applicants must attach a cadastral map and cadastral plan showing the proposed combined parcel.

The application must be executed before a certifying officer who verifies the proprietor's identity, authenticates the colored passport-size photograph, national ID number, and Tax PIN number through a Certificate of Verification. Once approved and registered by the Land Registrar with official seal and signature, the multiple parcels are legally combined into a single new title, simplifying ownership documentation within Kenya's land registration system.
